Where are you located?

We are located in the Eden Valley, North Cumbria. Our closet village is Kirkoswald (1.5 miles). Our closest town is Penrith (10 miles). Our closest city is Carlisle (18 miles). Our closet lake is Ullswater (18 miles).

Is there any public transport?

We are in a beautiful rural location, 1.5 miles outside the friendly village of Kirkoswald, so public transport is limited.

The Fell Runner bus service (a fleet of buses operated and driven by local volunteers for the benefit of the community) passes through Kirkoswald on its way to Carlisle on a Wednesday, and Penrith on Thursday and Friday.

Lazonby (3 miles) has an unmanned train station which is on the Settle to Carlisle line.

Both Penrith (10 miles) and Carlisle (18 miles) have train stations.

There are no public transport options that get you closer than the village of Kirkoswald.

Is there a pub nearby?

There is a dog friendly pub in Kirkoswald village, The Fetherston Arms. By road it is approx. 1.7 miles. Alternatively, there is a lovely off-road route which is about 2.5 miles. Serves delicious, hearty food Thursday to Sunday.

Where is the nearest shop?

The nearest shop is Kirkoswald Community Store (1.5 miles). Open 8am to 5pm Monday to Saturday, 9am to midday on Sunday. Stocks a wide variety of essentials, beers, wines, spirits, cigarettes, newspapers, greeting cards, postcards, magazines, local ice creams, Cranston’s sandwiches, locally made jam and marmalade, plus lots more local produce.

Lazonby also has a Lakes and Dales Co-op (3 miles) which is always well stocked.

Where is the nearest supermarket?

The nearest supermarkets are in Penrith (10 miles) and include Sainsbury, Morrisons, M&S Foodhall, Booths, and Cranstons.

Can we book a supermarket delivery?

Yes, you can. Sainsbury, Tesco, and Morrisons all deliver to the area.

Can we book a takeaway?

As yet, we haven’t found any takeaway outlets that deliver to Howscales. However, in Lazonby, we do have a Local Sausage and Mash van on a Monday night and the Chippie Van on a Thursday night.

Also, the chef at The Fetherson Arms makes takeaway pies under Mikes Pies. Just pop them in the oven and your good to go!

How many cottages do you have and how many guests can stay?

We have four cottages, sleeping two to six guests. Across all four cottages we can sleep 15 guests.

Hazelrigg – sleeps 2, plus 2 dogs

Geltsdale – sleeps 3, plus 2 dogs

Inglewood – sleeps 4, plus 2dogs

Ravendale – sleeps 6, plus 3 dogs

Do you offer short breaks and longer stays?

In Geltsdale and Ravendale cottage we offer short breaks all year round, except for peak weeks (Easter, Spring Bank Holidays, Summer, Christmas and New Year).

In Hazelrigg and Inglewood we offer out of season short breaks.

Are dogs welcome?

Yes, very welcome, but for the comfort and enjoyment of all guests, we have some doggie rules.

Inside the cottage:

  • Dogs must be house and toilet trained.
  • DO NOT allow your dogs onto any furniture or bedding.
  • We ask that you wipe down your dog if wet and muddy to prevent muddy paws throughout the cottage. There’s a Mud Daddy available for you to use.
  • Please do not leave your dog unattended in the cottage.
  • Report any damages immediately so an amicable resolution can be found.

Outside the cottage:

  • Not everybody is comfortable with dogs, therefore please do not allow your dog to introduce themselves to other guests without you as a responsible owner checking first that it is okay.
  • A lot of our guests like to walk around the gardens and children like to run and play in the gardens, so please ensure that you pick up after your dog.
  • Dog waste should be disposed of in the non-recyclable refuse bins.
  • Make sure that your dogs do not worry the sheep in neighbouring fields. They are our neighbours and we do not want to upset them.
Is there somewhere to walk dogs nearby?

There are several walks from the door, of varying distances. Shorter distances are generally along country lanes. Longer distances take in lanes, lonnins, and fields.

If you don’t mind hopping into your car, some of the longer walks can be made into shorter linear walks.

Do the cottages have private gardens or outdoor areas?

Geltsdale cottage has a small patio area, with a table and chairs, and small bench, just in front of the cottage, however, this is not enclosed. There is however, full access to the large, shared garden.

Ravendale cottage has a stock-fenced garden, with a patio area with table and chairs, as well as a section of lawn. There is also, full access to the large, shared garden.

Hazelrigg cottage has a stock-fenced garden, with a patio area with table and chairs, as well as a section of lawn. There is also, full access to the large, shared garden.

Inglewood cottage has a front garden which is enclosed by wooden slatted fencing and dry-stone walling. Leading from there is a large garden to the side and rear of the cottage that is enclosed by a mixture of dry-stone walling, stock fencing and wooden slatted fencing. There is a patio area with table and chairs to both the front and back of the cottage. There is also, full access to the large, shared garden.

In addition, there is a large, shared garden, with various seating areas, that all guests are welcome to use.

Do you have a dog-free property?

No, all our cottages are dog friendly.

Are your cottages suitable for guests with limited mobility?

Both Hazelrigg and Inglewood are single storey properties. Hazelrigg benefits from a large walk-in wet room. Inglewood has two en-suites each with a shower cubicle.

What are the check-in and check-out times?

Check-in is 4pm, however if the cottage is ready earlier, I will email you.

Check-out is 10am.

What’s included in my stay?

Heating, hot water, electricity.

Arrival basket of logs, kindling, fire-lighters, matches. Additional logs and kindling are available to purchase on-site.

Bed linen and towels.

Salt and pepper, vinegar, arrival tea, coffee and sugar, washing up liquid, dishwasher tablets, tin foil, cling film, kitchen roll, handwash, kitchen cloths, tea towel, hand towel, bin liners, kitchen anti-bacterial spray, toilet rolls.

Can I have visitors during my stay?

You are welcome to have day visitors during your stay. We just ask that they park with consideration to guests in other cottages.

You are welcome to have overnight visitors during your stay, as long as the occupancy for that cottage is not exceeded.

For both day and overnight visitors, we ask that you let us know how many visitors and the day/night of their visit.

Do you live on-site?

Yes, we do live on-site, so are always available should you have any questions.

Do I pay a deposit?

We charge £100 deposit, with the balance due six weeks prior to arrival.

How do I book?

Do you offer gift vouchers?

Yes, we do offer gift vouchers. They can be purchased by clicking the ‘BOOK NOW’ button followed by clicking on the ‘Learn More’ button within the gift voucher banner.

What is your cancellation policy?

Cancellation by You;

Cancellations must be immediately notified to us and confirmed in writing. On receipt of the notice we shall re-advertise the holiday accommodation as available to let on our website and social media channels.

The treatment of a cancellation will depend on:

  • the date the booking was made
    • the length of time between cancellation and your booked arrival date
    • the reason for the cancellation
    • whether we are able to re-let the property

Your inability (or the inability of any, some or all of your party) or disinclination to travel to and stay at your hired holiday cottage for any reason, including, but not limited to, illness (including Covid), a requirement or recommendation to self-isolate or quarantine, a call to jury duty, incarceration, change in personal or work circumstances, family emergencies, travel delays, vehicle breakdown, and delays with public transport, does not give rise to a right to cancel or to receive a refund unless we re-let the property, other than according to the sliding scale below.

Travel Insurance
You are strongly recommended to take out UK travel insurance to cover you should you need to cancel your booking. If you choose not to take out UK travel insurance, then you accept responsibility for any loss that you may incur due to your cancellation.

Covid is also now a known risk and it is possible for you to insure your holiday against it. This can include the customer or any of the party having Covid, the customer or any of the party having to isolate or quarantine, or you wishing to shield any Members of the party.

Refunds
All refunds will be subject to deduction of a non-refundable administration fee of £40 to cover our admin costs, remarketing costs and bank fees.

Part Cancellations – If any person(s) in your party needs to cancel, this will not affect the total cost of your booking. In addition, no refunds are payable in the event that you cut short your stay.

Refunds for cancellations more than 6 weeks out will be made within 3 working days of the date of cancellation, which must be in writing (by email).

Refunds for cancellations made less than 6 weeks out will be made within 3 working days of the earlier of the rebooking date, or the start date of the holiday (as the refund amount will depend on the rebooking value).

If we manage to re-book your holiday cottage then you will receive a refund of the rebooking value, less £40 admin fee.

If we are unable to re-book your holiday cottage then you will receive a refund as follows:

  • If notice of cancellation is received more than 6 weeks prior to your arrival – we will refund you your deposit less £40 admin fee.
    • If notice of cancellation is received between 5 and 6 weeks prior to arrival – we will refund you 50% of the total paid less £40 admin fee.
    • If notice of cancellation is received between 4 and 5 weeks prior to arrival – we will refund you 40% of the total paid less £40 admin fee.
    • If notice of cancellation is received between 3 and 4 weeks prior to arrival – we will refund you 30% of the total paid less £40 admin fee.
    • If notice of cancellation is received between 2 and 3 weeks prior to arrival – we will refund you 20% of the total paid less £40 admin fee.
    • If notice of cancellation is received between 1 and 2 weeks prior to arrival – we will refund you 10% of the total paid less £40 admin fee.
    • If notice of cancellation is received less than 1 week prior to arrival – we will refund you 5% of the total paid less £40 admin fee.

Cancellation by Us
If we have to cancel your booking for any reason you will be refunded in full.

We are under no obligation to find alternative accommodation for you or your party.

Can I change my booking dates after reserving?

If you wish to change any detail of a booking you should contact us to make a request. We cannot guarantee that the request will be granted, but we will always try.

You may have to pay any costs incurred in accommodating the change. We will let you know what these costs will be before confirming the change.

Do you have laundry facilities?

Yes, we have a shared laundry facility with a washer/dryer, indoor drying racks, and an outside clothesline. Laundry liquid and fabric conditioner is provided.

There is no charge for the laundry facilities, however we do ask for a local charitable donation of £2 per wash and £3 per tumble dry.

Do you have BBQ facilities?

We have one gas BBQ available for guests to use, plus several small charcoal BBQ’s available. Charcoal not included.

Do the cottages have WiFi?

Yes, we have B4RN fibre broadband.

Is there on-site parking?

Yes, there is free on-site parking.

Additional spaces are available in the open barn.

Is there an EV charger I can use?

No, we have no EV charging facility, nor do we allow charging from the cottage. The nearest public charging points are in Penrith.
